Tenants of leasehold residential or commercial properties are usually required to undertake repairs according to the lease covenants yet a surprising number overlook this fact when purchasing and find they have signed up to a very expensive liability.

If a survey is not undertaken prior to purchase and a Schedule of Condition prepared and agreed with the landlord, then the purchaser may well find they are responsible for repairs that have accumulated over many years when the property has been occupied by other lessees.

At the end and sometimes during the lease of a commercial property, the tenant can be served with a Schedule of Dilapidations requiring repairs to be undertaken, which can be very expensive. We act for both tenants and landlords in these matters to achieve fair settlement.
